Walk in and use your nose: damp has a smell and it is the first thing you will notice. Look up for water marks on the ceiling of the corridor, look at whether the doors are solid and the locks are yours rather than the operator's, and ask who else has a key. Then ask what the access hours are and whether there is anybody on site.
