My honest view on wood in a flat by the sea
Wood is beautiful and it moves. In a flat two hundred metres from the water, humidity swings hard between a closed winter and an August with the terrace doors open all day, and solid wood responds to that by expanding, contracting and eventually opening at the joints. Engineered board handles it far better than solid.
If the flat is a holiday let and stands empty for months at a time, ask the fitter directly what they would put down in your case. A good one will sometimes tell you not to use wood at all in the room that opens onto the terrace, and that answer is worth more than the sale they just talked themselves out of.
